Mainstreet Capital brought Redline to the table to look at the possibility of rehabilitating an old Super Kmart big box store into a new, Class-A speculative office. 162,000 sf of office space on a single floor plate is hard to find, which made this building prime for adaptive reuse. Redline re-skinned the building, created a signage pylon entry element, designed a new common entry lobby and restroom core and created 2 large suites with demising walls. Redline also produced 3D renderings of the building exterior and simulated a potential upfit of the interior for Mainstreet to use in attracting tenants. Shortly after getting our renderings to the landlord, they had a tenant signed that took over half of the building, Verizon. Redline worked with Verizon to design their upfit. From beginning to end, Redline had the vision and design skills to fullfill a wholistic approach to this project.
